A unique residential project, Fabrica Ursus, is taking shape in Warsaw’s Ursus district — a place where industrial heritage meets contemporary architecture. HOCHTIEF Polska is carrying out works for Aurec Home, combining the revitalization of historic buildings with the construction of modern apartments to create a space of truly distinctive character.
Historic Foundry Hall – Preserving the Past
An integral part of the project is the restoration and protection of the historic structures of the former Ursus Mechanical Works factory. As part of the conservation works:
- the structure of the cast iron foundry hall is being reinforced,
- the historic ZM Ursus logo has been restored,
- the remaining factory halls are being conserved and prepared for display and preservation within the residential complex.
Through these efforts, the industrial heritage of Ursus is gaining a new life, ensuring that the history of the site becomes an integral element of the modern living environment.
Modern Residential Buildings – Comfort and Functionality
At the same time, works are underway on the modern section of the development (stage A1), which includes the A1.1 and A1.2 residential buildings. So far, the following milestones have been reached:
- the shell and core works for buildings A1.1 and A1.2 have been completed,
- the roof of building A1.1 is fully sealed,
- finishing, electrical, and plumbing works are in progress,
- door frames are being installed and garage hall works are underway,
- façade works are ongoing,
- landscaping works have begun.
Thanks to careful planning and coordination across all disciplines, the project is progressing according to schedule, ensuring high quality and safety at every stage of execution.
History and Future in One Place
Fabrica Ursus is an exceptional project not only architecturally but also culturally. On the grounds of the former factory — once home to the production of legendary tractors that powered Polish industry — modern homes are now being built for future generations of Warsaw residents.
The project demonstrates how the thoughtful combination of conservation and contemporary construction can create a space that unites history with modern living, adding lasting value to the city and its community.
