Around 48 000 square meters of total floor area to be finished in 23 months HOCHTIEF Polska signed a contract for the construction of an office building including a retail and service space as well as an underground car park in Warsaw’s Wola district. The contract value was agreed to be kept confidential. The investor is the special purpose entity Flagstone, which belongs to the Fund Hines Russia & Poland Fund (HRPF). The construction works will be carried out by HOCHTIEF Polska Branch in Warsaw, and began in June 2014. Finalisation of works is planned for May 2016. The new building (building A) constitutes the first phase of the Proximo office complex within the area of Przyokopowa and Hrubieszowska Streets, with the main entrance being on Prosta Street. The office building will have 13 storeys above ground and three underground. In addition to the office space, the building will also include retail and service space, with retail outlets, a restaurant and fitness rooms. In the underground of the building, aside from the car park, there will also be rooms for service staff and changing rooms and showers for cyclists. The underground car park will house 435 cars. Additional parking space will be available in the open parking area on the ground floor level and in the above ground part of the project area. In the building, there will be eleven elevators, of which nine will support the higher part of the building, and the other two will form the communication backbone for the lower part of the building. The building was designed in accordance with the guidelines of BREEAM certification, level very good. A characteristic element of the structure is its façade in the form of a composition of glazing and strips of windows and walls. The form of the elevation ensures maximum lighting of the office spaces and protection against noise from the street. The building will be fully accessible for people with disabilities: there will be no architectural barriers, it will be equipped with elevators, and toilets for the disabled will be located on each floor. The scope of works specified in the contract also includes the construction of necessary technical infrastructure, landscaping elements and rebuilding of the existing technical infrastructure.
